The helpful how-to instructions I received on a daily basis all involved yet another increase in my monthly expenditures. American Express called because they were concerned.

?No, no, it?s okay,? I told them. ?I ordered that.?

I suppose somebody actually may have managed to make money with that set-up, including, no doubt, the guy with the friendly face. But I sure didn?t.

When did I wise up? When I finally got curious about the specially-made-for-me auto-responder series that was supposed to lure my ?customers? into joining that program as well.

I pretended to be such a customer and filled in the form on my website with one of my other email addresses.

What happened next was not what I had expected. I started receiving auto-responder messages alright, but with another marketer?s name on them. Not one of them featured my own name. It looked as if they were getting people like me to pay for it, while an inside group of marketers were sending each other the resulting sign-ups.

When I wrote to the customer service people, I received no response. So I decided to divest myself of the system, which took me a whole lot longer than it had taken me to sign up. There were so many sub-programs I had joined in order to get that ?free? website that I had lost track of some of them. I?m still sorting through my back email and credit card statements to make sure I find them all.

And every one of them was charging me on a monthly basis. Several of them required additional regular purchases just to keep my ?preferred? status, which was necessary to make any money at all.

Can you see the circularity of this? I can?t believe how long it took me to realize just how much of a loser?s deal this was.

Now what should I have done and what will I do in the future? For starters, I won?t spend hours signing up for a ?right now? program ever again. Instead, I?ll Google it to find out as much as possible before I even consider it.

And when I do sign up for anything, I?ll investigate the whole system thoroughly right away, not months after I?ve been paying all sorts of fees.

I may have been side-tracked by work and life, and I probably shouldn?t have signed up for anything like this just before going on a 3-week trip overseas, but I still feel I should have followed up a bit more closely. But what the heck. It?s too late now anyway.

There?s a rule I learned recently: Don?t pay for affiliate programs. Unless it?s for a copy of the product, of course, so that you?ll have a way to evaluate it. Still, anything that requires monthly fees plus extra fees just to keep your place in some sort of hierarchy needs some healthy skepticism.

It also would have helped if I had followed my gut. I had made a big stash of fliers (?Make Money in your Jammies!? it screamed in neon green) and I couldn?t make myself post any of them. What if someone sees me, I worried. Why didn?t that tip me off that I wasn?t as convinced as I tried to make myself believe.

The biggie though was the fact that the auto-responder didn?t deliver the goods, and that I couldn?t get a response from customer service. I might have given them the benefit of doubt (though it would have been a pretty bad glitch in the system) if they had responded, apologized, and fixed it.

But no such thing happened. Meanwhile, I kept reading the messages I received with the other person?s name on them with morbid fascination (?Urgently go here!?), finding myself actually counting my blessings that they weren?t signed with my own name.

So the bad part ended up being a blessing after all. I just wish I hadn?t thrown so much money at this deal. But mistakes are learning lessons, right? And I sure learned a lot from this one.

Commission Junction is one of the 800 pound gorillas of Affiliate Marketing. CJ is part of the publicly held ValueClick, which earned $39 million last year on marketing programs, including affiliate programs, email marketing and software for advertising agencies.

CJ handles affiliate programs for a lot of the big names, including Home Depot, Yahoo and Citibank.

Can you make money with Commission Junction? Like most affiliate programs it depend on the theme or niche of your web site, and how well you match your content and the CJ programs.

Our spider ran through the site recently, and I?ve made a list of the major categories and their average Earnings Per Click (EPC). You will recall that EPC is calculated by taking the total commission payout for the advertiser and dividing it by the number of clicks that advertiser gets, so EPC measures how profitable each click is for the publisher. We used 7 day EPC, which measures EPC across the last seven days.

The spider also only saves the top ten advertisers in each category/subcategory, and since some advertisers are in more than one category/subcategory it tends to skew the results a bit (higher). We came up with an average of .56 (fifty-six cents) per click across the board averaging every category and subcategory.

We?ve created a metric we call True EPC or TEPC, which measures the actual Earnings Per Single Click, rather than the earnings per hundred clicks that companies like CJ use to make the numbers look bigger.

What does it all mean? Well, to me it means that if you have a website that gets visitors interested in Loans, Insurance, Sunsetter awnings or Yahoo hosting, you should be a member of Commission Junction.

More generally, if you think you can get decent clickthrough on Finance, Home & Garden, Insurance or Web Services, I would include some Commission Junction ads.

Some commentary on the top 4 ads: what strikes me right off the bat is that the little Yahoo text ad at #4 pulls almost four bucks. I actually signed up for that program myself, and I?m going to put it on this site when I get the chance. My calculations tell me that 1:5 to 1:7 clicks results in a signup.

What?s the flip side of all this data? There are categories that aren?t so great at CJ. If your site is about web services advice, handbags, new age, car travel or rentals, commercial insurance or weddings, I?d look elsewhere. Another way to interpret the data would be to say that the marketers CJ has for those categories don?t pull well. Still another would be that the type of sites that sign with CJ just don?t attract the type of people that would click on ads in those categories. No matter how you slice it it still comes out the same ? it seems like CJ isn?t the place to look to fill that ad space.

Not content with my mountain of data, I opened the firehose a little more. I ran a program that compared the average EPC for Pay-per-sale programs vs. Pay-Per-Lead programs. For per-sale, the EPC was .36. For per-lead it was .67. Intutitively I would say that advertisers pay more for sales than leads, so the clickthrough on leads has to be much higher on CJ, which also seems correct since less of a commitment is required from the visitor for a lead than a sale. So if you have a choice in programs between sale and lead, take the lead program.

So what did we learn here? It seems to me that if your site visitors would respond to banners or text links about mortgage financing, insurance, gardening or web services, add some CJ banners to the mix. What the heck, add them anyway if you have room, because experimentation is important to success in affiliate marketing. If you have a site with content that fits those categories or is a general interest or entertainment site, there are many good programs to choose from at CJ.

Lastly, I did a quick comparison of the average Adsense payout (using 80% of the average of keyword bids for different categories), and Adsense comes out a better EPC about a quarter of the time. So check Adsense first before you put up a CJ ad that has an EPC of a dollar or more. A big banner ad vs. an Adsense ad may seem like a good idea because more exposure may translate into more clicks, but you can fit three Adsense text ads in that banner space.

There is a solution for this issue. You can hide your affiliate id in the affiliate URL in a way that it cannot be stripped off. But this can only be done if you are using your own hosting. Just follow the following steps to do this:

Okay, it’s now time for the next installment of… “6 POWERFUL VRE(Virtual Real Estate) Business Models You Can Start Building In 2006 Using Google Adsense” series.

By now you should have a good idea of what Virtual Real Estate is and why it’s to your benefit that you start a network of your own VRE sites depending on the model you choose.

In the last installment of this series I covered “Article Directories”.

In this part of the VRE series I’m going to cover “Web Directories” in general and then give you some examples of what they might be and look like.

VRE Model #2. Web Directories.

An “Web Directory” is simply a directory on the World Wide Web that specializes in linking to other web sites and categorizing those links. Web Directory owners will often allow site owners to submit their site for inclusion. Then human editors will review their submission and if accepted, will be added to their database.

The one thing about Web Directories is they are often used as part of a website marketing strategy for being indexed in the major search engines like Yahoo!, Google, MSN to name a few.

The main strategy behind someone submitting there website to a directory is that a new site needs to quickly build inbound links from reputable sources. In doing this they will get a higher ranking within search engine results under there target keywords depending on the PR(popularity ranking) of that directory or inbound link.

That’s the basic run-down of what an Web Directories purpose is and why they make a great VRE business model.

Web Directories can be and target anything you want them to. It’s your directory, so you make the decision as to what it is about.

As your directory grows, so will its traffic.

And if you have targeted affiliate programs strategically placed on your directory along side your Google Adsense code, you could be making a nice, steady income form your directory like many others are right now.

Now… as I said at the beginning of this article I would give you some examples of some Web Directories with Google Adsense so you see for yourself whether or not this is something you want to venture into.

Also, pay special attention to where those Google Adsense ads are positioned because this is KEY to getting a good CTR(Click Through Rate) with your Google Adsense ads.

Now, at this point, it’s up to you to make the decision on whether or not this is the type of VRE business model you want to use and start.

I recommend you surf around and see whats out there with your interests in mind. By doing that you will be able to get some good idea’s as to what to expect and more importantly, model your directory and/or VRE sites from.
