Search Engine Optimization for Realtors often feels like dark magic performed with a computer. But in truth there’s a process and given enough effort anything is possible.

We’re going to look at the basic concept in this article.

What do Search Engines look for?

Keep in mind this a basic starter article and that Google owns a lot of patents that describe how the specific algorithm works. So we’re focusing on the most important elements. We’re going to break this down into a couple pieces.

1. On-site optimization – Things you do on your website which help Google understand what your site is about.

2. Off-site optimization – Things which are not part of your site such as links from other websites.

Let’s get started with On-site Optimization.

There’s one general rule I use here. If a person can see it, Google will use it to help decide what to rank you for. So that includes the text on your website, pictures on the site and the Title Tag.

Let’s talk a little about the title tag. The Title Tag is a little piece of html code injected just after the head tag. You can see what a title tag is saying about a website by looking at the very top of your browser, directly above the File Edit View navigation. This is perhaps the most important item on your website to optimize. Google uses this tag in the SERPS to describe your site and as such puts a lot importance on it when deciding what your site should rank for. So if your site is about Belleville Car Sales then your title tag may read, Belleville Car Sales.

When Google reads a title tag that states “Belleville Care Sales” what do you think it will think your site is about? That’s right “Belleville Car Sales”. Google does the same with the rest of the site, but the title tag is perhaps the most important piece of the puzzle and for most local Real Estate Agents it may be the only thing you need to focus on when changing something on your website.

Let’s move to Off-site optimization.

Again this is not as complicated as many people think it is. Think of trying to rank high in Google like a popularity contest. The person with the most friends and most important friends win. Ranking highly in Google is the same procedure. You need to have a lot of sites link to you, and the more important those websites are the better it is for you. What that means is that a link from the New York Times is better than your cousin’s son’s twitter page.

Links from sites which are relevant to yours are better as well. A real estate focused site linking to a Real Estate Agent makes sense and helps Google understand why you should rank for Real Estate related phrases.

So can you guess what the best link would be? Yep, a topic related link from a highly authoritative site. For a Real Estate Agent that would be a link from a site like RealEstate.com

The next piece to linking is something called the anchor text. Anchor text is the text you see in blue while reading a link. Your anchor text needs to be keyword focused. Again a link with anchor like, “Belleville Real Estate” helps Google understand your site is about “Belleville Real Estate”. The more sites that use the anchor text, means more votes for you to rank high for that keyword phrase.

That’s it! Rinse and repeat, get more links from related sites, the more links you get the higher you will rank.

Building links doesn’t always have to be so stressful. Many sites tell you that they’ll increase your links by 1000 overnight if you spend $39.99! I’m here to tell you, it’s not the quantity, it’s the quality.

Although quality does help, it’s hard to judge what is quality and what isn’t. The first comes first, reciprocal links aren’t all that great, so don’t spend hours upon hours of sending hopeless spam mails to sites who, if you had good content, would link to you for free.

The best way to gain links quickly is article submission. One article, if well written and of high quality, can generate 10-15 links. Think of the possibilities! Write one article a day for a week and you may end up with 100 links. And that is, 100 non-reciprocal links.

Why are non-reciprocal links so important?
Well, I will tell you. Search engines, such as Google and Yahoo!, are now counting reciprocal links for less. There is even speculation of the recent update that Yahoo! is penalizing sites which have links pages.

Even if this were not the case, non-reciprocal links are more important for one reason, visitors. Visitors don’t like to see sites with worthless links to websites they don’t want. Why have a link to a travel website if you are in entertainment (besides the obvious, but you get the point)? Even if you do have a reciprocal link to a site which is your competitor you may lose visitors by giving them a higher link popularity.

Should I not link to anyone then?
No. In fact, you should link to as many authoritative sites as possible (authoritative sites are sites which are ranked 1 or 2 throughout your genre).

Links are very important on every site. Don’t just give them away, choose carefully. Link to authoritative sites with great content you know your visitors will appreciate. Just ask yourself, “If the links are not for the visitors use, what use are they then?”

So, I’ve done the whole article submission thing, what other ways can I gain link popularity?
Directories and great content. Content is king and is becoming more-so with the evolution of Search Engines. When a site owner finds an article useful he or she generally places a link to it, even if it is just a blog, it’s still a link. But whatever you do, don’t do the silly thing and spam blogs, that will only get you banned.

Directories are also a major part. If you can write a great description and have an editor in your field at DMOZ.org, submit it and forget it. Either you will get in or you won’t. If there isn’t an editor, try becoming one. It will only take a few hours of your time, just don’t get too hopeful.

If you can’t get in DMOZ, don’t worry, there are tons of other useful directories out there. Tons of FREE directories. Don’t spend $10-$20 on a directory submission unless you know they are worth it and can generate quality traffic. Google and others are starting to crack down on directories who require a fee in order to get listed.

SEO Elite Honest Review

This is a REAL IN-DEPTH review of the SEO Elite version 3.2 software that is currently out. Every claim I make here is 100% accurate, and you can even verify the results yourself.

I started up my Central Florida Surf Report website in January 2005. I was receiving around 40 unique visitors a day from word-of-mouth traffic. Being out of the website design business for about 2 years, I didn’t even know what Google PageRank was. I had no idea that backlinks with anchor text was what ran the search engines nowadays.

After realizing this by reading on the forums over at GeekVillage I decided I better get jumping on my link campaign. I started going around the internet in search engines and e-mailing potential link partners that had the same basic content as my website.

Many of the people liked my website design and content, thus giving me a high trade link success rate. In my niche ‘surfing’ or ‘surf reports’ most of the webmasters aren’t out to get money or take your search engine rankings, so it was actually a little easier getting backlinks.

For about 4 months I was manually doing this by hand and only got up to around 250 backlinks in MSN and Yahoo!. Hardly any backlinks were showing in Google, but everyone knows that Google doesn’t show the correct amount of backlinks. Even right now it shows link:www.cflwaves.com as having ONE backlink.

In June, I finally decided that I was over the process of manually finding the link partners. I started using the program Arelis and was amazed at the ease of use finding new link partners. I DID NOT like the fact that the program didn’t show me any of the pages PageRank though. I only used Arelis for about 3 days, getting around 25 backlinks.

I started searching around in the internet for an alternative and stumbled into SEO Elite by Brad Callen. I downloaded the demo and was amazed at the results I was getting. I had picked up about 50 backlinks in only 2 days of use. Then I saw Brad introduced the new Project 8: Find and Submit Using Link Submission Forms.

After watching Brad’s tutorial videos on this new project, I IMMEDIATELY went and purchased the product. After the first day I had already picked up 50 new backlinks using this new feature.

The keyphrase that I was targeting was ‘Central Florida Surf Report’. If you check MSN, I am ranked #1. If you check Yahoo! I am ranked #1. If you check Google I am still ranked #3 but I am pretty sure after the next Google update I will be #1. The cool thing about it is that since I was targetting ‘Central Florida Surf Report’, it eventually rolls over to ‘Florida Surf Report’. On MSN I am #1 for ‘Florida Surf Report’. On Yahoo! I am #1 for ‘Florida Surf Report’. On Google I am #15, but this should also go up the next Google update. Rolling over again, it eventually turns into ‘surf report’, currently on MSN I am ranked #13 for this keyphrase. It is very exciting to watch all my work actually pay off.

My traffic has tripled since January, and this month (August) I am expecting to receive from 11,000 – 12,000 unique visitors. Pretty good for a surf report website where all I do is update the surf report daily and forecast every few days right? This website is currently earning me over $600 a month in Adsense revenue, and that is increasing every month.

It is important to note that not all of your traffic comes from the search engines. When you are trading links with other websites, you also receive traffic from their websites, so the more backlinks you have, overall the more people you have!

These results are all due to the SEO Elite software by Brad Callen. Now here is my detailed project by project review of his software:

Project 1: Analyze backlinks using a specified search engine

This project allows you to analyze your competitors search engine backlinks using any of the major search engines. This is my favorite project of the whole program. It lets you find and email people that have atleast the minimum PageRank that you specify. You can find sites based on sites that link to your competitor, based on a search term, or from a links page – such as if your competitor has a long links page, and you want them all to link to you as well.

All you have to do is start the project, then load up one of your e-mail templates, select multiple e-mail addresses from the list and SEO Elite will send an e-mail to every single one of them. None of the receivers know that you have also sent that e-mail to another person. You can also customize your site templates to include the receiver’s name and website URL, so that the emails do not look machine generated.

Project 3: Analyze allinanchor, allintitle or allintext.

This project allows you to enter a keyword and analyze the top 10 ranking for allinanchor, allintitle, or allintext.

Allinanchor shows you the top number of websites with that particular keyword in their anchor text. If you are ranked #1 for allinanchor, you should soon be ranked #1 for that certain keyword.

SEO may not be that difficult, but it certainly is not easy either. If you want to rank well in the search engines there are some rules that you need to adhere to. When it comes to ranking well in serps the common perception is that MSN is the easiest followed by Yahoo and then Google. The thought is that Google places too much value on older pages. That means that even if your website has a lot of relevant content it may not rank in the top ten for your main keyword.

All right, let?s get to the point. The first thing you need to work on is links. You need links and lots of them coming from sites that are relevant to the content on yours. For some search engines relevancy does not matter as much as others, but for Google is matters big time.

Now where are these links going to come from? That is the question. They can come from quality web directories, article directories or from other sites that relate to your niche. You gain the relevancy in directories by submitting to the most relevant category to your website. With directories you should be careful of any site that has more than 20 outgoing links listed per page, displays excessive ad-sense or banner ads. Plus some other more advanced items to look for in SEO enhancements, unique on-site content and additional features.

You can also receive back links by writing and publishing relevant articles on article directories. Make sure that you include keywords that you are targeting within the article itself. When writing the article keep it on point and have fun with it to make it something people want to read. You can use examples to make your points and bring more credibility. Most of all include the link back to your website within the author resource box. Without that the whole process is kind of pointless. Once the article is written search for some article directories and start submitting.

Reciprocal linking is not recommended as Google frowns on this activity. Excessive reciprocal linking could result in punishment in the search engines or even banning. If you take part in this activity do so with moderation and extreme care. Three way linking was developed to get around being able to detect the link exchanges, but Google claims to be able to find those kinds of reciprocal linking activities also. Frankly with the minimal reward of reciprocal linking the risk is too great.

Good optimization for search engines will take time. It does not happen overnight so prepare for a consistent hard approach to it. There is a certain amount of enjoyment in achieving goals and modifying strategies as the search engine algorithms change. Keep in mind that if you focus on Google the rankings in the other search engines should also follow.

SEO does not have to be expensive, but it will take an investment of some part from you. Either money or time, if you choose to go low budget be prepared to invest your time.

The title of the webpage is the first thing a search engine views and tries to interpret. Tags are the same as keywords with a twist. These sites will tell you what the most popular searches are on their site. You choose the tags that will work with your site or page and are also part of the popular list. Many of the sites will also offer a spot to write a small description of the site you are bookmarking. Add a description that uses some of your tag words for added benefit.

Building popularity

As with anything that is worth doing, this will take you a while to get it all set up and running smooth but the end result will be very well worth your effort.

Start with one bookmarking site and one page from your site. (Start with your squeeze page and build your newsletter list) Set up your account with the bookmarking site and add your page to the bookmarks. Make sure you use the best tags and description you can. (Check the popularity list on the site) Doing this in itself will help you get more traffic. Now you can go one step further and work both sides of the system.

Add a link to your site that will lead back to the bookmarking site that has your page bookmarked. Ask your visitors to bookmark your site on the social bookmarking site.

My example is below
Bookmark my site at Blinklist.com and access it from any computer, anytime. Create a link to the bookmarking site so your visitors only have to click.

You want to make sure the page opens in a new window so when your visitors are done setting up their account, they will still have your page handy to bookmark.

Next Page

Now move on to the next page. You will want to offer a different bookmarking site on each page. Why? So you can get as many bookmarks on as many sites as possible. Use the same information in the example above but change the social bookmarking site you are promoting.

Won’t this look odd to your visitors? No. Most people will ignore the suggestion once they have bookmarked your site. They won’t even notice that you have changed the name of the link. They will see, Bookmark my site, and think, “I already did that”, and they will move on.

Final Note:

Don’t SPAM the sites. Make sure what you are listing is relevant and useful. You don’t want to bring traffic to a page that has nothing but links, you will probably get banned form the bookmarking site. Only bookmark your pages that have actual content. Ask yourself if you would truly add this page to your own favorites list? If your answer is no then don’t list it.

Picking Keywords For SEO ? A Different View

The first step to developing any search engine optimization effort is picking keywords. The general consensus is pick keywords with solid amounts of traffic and a minimum of competition. At the risk of being laughed off the Internet, here?s a different view.

Going Big?Going VERY Big

Should you do research to identify keywords receiving lots of traffic? Absolutely. Of this group, should you identify the keywords with the lowest amount of competition? Again, yes. After all, who would be foolish enough to try to attack keywords with a few million competing sites? Well, me for one.

People that go for a keyword phrase like ?for sale by owner? [2 million plus searches a month and KEI of 0.000000000?] are often dismissed as amateurs with unrealistic expectations. For those of us that have been in the business for some time, this bias deserves some reconsideration. The motivation is greed?pure and simple greed.

Seo greed is arises when one achieves top listings in Google, Yahoo and MSN for a site. Using the example above, assume the client is a car-listing site and you?ve conquered all the listings for ?car for sale by owner.? Yes, it took 15 months, but the client is happy and so are you. Or are you?

After a few weeks, you start thinking, ?Damn, I should have gone for the phrase ?for sale by owner? and the extra 700,000 searches a month.? You start getting visions of changing the site, but the anchor text in links and so on is already set. In the end, you feel dissatisfied because you want more, damn it!

A Different Approach

Okay, I am not advocating you throw competition analysis out the window. You should absolutely find keywords that have solid traffic and low competition. If nothing else, you need short-term carrots to keep you motivated. That being said, you must also plan for the inherent evil greed in your twisted little seo soul. Don?t even try to deny it.

Here it comes?

I am advocating you go for keywords with monstrous amounts of traffic, competition analysis be damned! Yes, I know. What a fool.

Throwing caution to the wind, I am even going to argue that?[drum roll]?you consider one-word keywords! I know? Blasphemy!?Insanity!?Stupid Moron?etc. But think about it. When you?ve accomplished your goals with low competition keywords, why not have a go at the biggies? What if you get them?even a few?

Putting it all together, my theory is this. Identify the low competition keywords, optimize your site and so on. Just make sure you also throw some ?wishful thinking? keywords. If the optimized site survives for three or four years, you might just be thankful you did.

I?m off to optimize for the keyword ?travel.? Lets see, Expedia is listed number 1 with a page rank of 8 and 67 thousand back links on Google.

Ha! Expedia I mock thee!

If you?re not familiar with how some people accomplish getting their web sites submitted to Google quickly, you are going to absolutely love this article.

I?ve bet you?ve heard from many people that it can take days, weeks, even months to get indexed by Google. If you have heard that, you?re now thinking, ?OK Jamie, you must have had a really stressful day at work today and you?re now hallucinating that this is possible!?.

If I read this blog title a while ago, I?m sure I would be thinking the same thing as you! Ok, let?s move on to how to get indexed by Google within one hour.

Do you see the ?Share/Save? button I have at the bottom of every article? If you move your mouse over it, a window will display with 2 columns of web sites that you can share this article with.

If you don?t already have one of these on your sites, get one now, just search ?Share This? or ?Add This? and you will find a ton of web sites that tell you to put a few lines of Javascript code on your web site and it does the rest.

Ok, so now you have this button added to your web site? Perfect, I would suggest going to a page on your web site that you think will be the most valuable to other users and submit it to a couple of those sites listed in the button.

I have personal found excellent success with both Digg and Reddit. I launched a web site about 1 or 2 months ago, submitted two links to Digg. I waited about an hour or so and searched Google with keywords that I felt I targetted well and lo and behold there it was, my page was found and indexed with Google. Not only was it found, it was in the top 10!

I would also strongly suggest building an XML sitemap and creating a Google Webmaster Tools account and add the sitemap there. Within one week you should see a fair percentage of your pages indexed by Google.

Just in case you don?t believe me, I posted this article just before 3:00 PM Pacific time. Spent a few minutes submitting this article to several of the social sites, waited about 45 minutes and did a Google search for my domain, lo and behold this page had already been crawled and indexed by Google!

This of course is a great way to get indexed quickly. Once you are indexed, Google will begin crawling your web site regularly. The best way to keep track of this is by signing up to their Webmaster Tools, as mentioned above, submit a sitemap and then begin watching your traffic grow!

Optimum SEO Keyword Density ? A Real-Life Case Study

So you?ve built your website, you know what keywords you want to target (i.e. what words your customers are searching for), and you?re ready to write your copy. You?ve been told that you should use your keywords frequently so that you appear in search results for those words. But what does ?frequently? mean?

How many times should you use your primary keyword? This case study helps answer that question.

Some background on ?Keyword Density?

In order to understand optimum keyword usage, we first need to have some way of measuring keyword frequency. In the Search Engine Optimization (SEO) world, frequency is actually referred to as density. Keyword density is a measure of the number of times your keyword appears on a page expressed as a percentage of the total wordcount of that page. For example, if your page has 100 words, and your keyword phrase appears 5 times, its density is 5%. So when you hear someone say ?keyword density?, that?s normally what they?re talking about. (TIP: You can automatically check the keyword density of your page at LiveKeywordAnalysis.com.)

However, there is another, more complex measure of keyword density which takes into account the text components in the HTML of the page (i.e. the meta tags: Title, Keywords, Alt Text, Description, and Comments). When using this measure, you don?t just count the words your visitor sees; you also count the words in your meta tags. For example, if you have 100 words on your home page, 10 words in your Title tag, 20 words in your Description tag, 70 words in your Alt tags, and 10 words in your Comments tag, your total wordcount for the page is 100 + 10 + 20 + 70 + 10 = 210. Similarly, when counting keywords, you don?t just add up the number of times a visitor will see your keyword, you also count the number of times that keyword appears in your meta tags. For example, if your keyword appears 5 times in the home page copy, 3 times in the Title tag, 5 times in the Description tag, 30 times in your Alt tags, and twice in your Comments tag, your total keyword count is 5 + 3 + 5 + 30 + 2 = 45. So with a total wordcount of 210 and a keyword count of 45, your keyword density is 45/210 x 100 = 21%. It is argued that this measure of keyword density is more relevant as the search engines measure density in this fashion. As you can see, you need to be very aware of which measure you?re talking about when you?re talking ?keyword density?. But let me reiterate; mostly when people talk about keyword density, they?re talking the simple measure.

What is the optimum keyword density

And now down to business? What keyword density (of either kind) should you be targeting on your website?

There?s a lot of debate surrounding this issue because the search engine companies don?t disclose the details of their algorithms (as that would allow people to abuse the system). Instead, people working in the SEO world are left to figure it out based on their experience.

A recent article by respected SEO and Blog expert, Wayne Hurlbert, (see Keyword Density: SEO Considerations) suggests that Google sees pages with a keyword density of greater than 2% as spam. It was this article which prompted me to analyze the keyword density of my copywriting website.

CASE STUDY

The Website: This case study analyzes the website for my advertising copywriting and SEO copywriting business, Divine Write ? http://www.divinewrite.com. For my primary keyword, my site is now on page 1 of Google.com (out of approximately 900,000 search results).

Number of pages on site: At the time of writing, my website contained a total of 53 pages.

Primary keyword phrase: ?copywriter?

Average keyword density: Using the simple measure of keyword density discussed above, the average keyword density of my copywriting website is 1.9%. Using the complex measure it?s 4.9%.

Keyword density range: Using the simple measure, my density ranged from 0.4% to 7.6%. Using the complex measure it ranged from 1.6% to 17.5%

Some comments on the figures

? The figures and corresponding ranking detailed in this case study may not be directly relevant to every site. There?s a lot I don?t know about the algorithms and there are bound to be other factors at play which I don?t know about.

? With regard to Wayne Hurlbert?s article, it would seem that he is referring to keyword density as calculated using the simple method discussed above.

? The range figures are noteworthy because they suggest that you don?t need to be paranoid about having some pages with a very high density and some with a very low density.

Conclusion

A simple keyword density of 1.9% can be enough for a first page ranking in Google.com (assuming you have enough quality backlinks ? see SEO for CEOs and How to Top Google by Writing Articles for more information).
